The following are common questions that you may have regarding our services.

How much does it cost?
There are many differing types of applications under the NSW Planning Portal and also differing types of development approvals sought. As there is no ‘standard’ application, we provide a no obligation written quote after we understand what development approval or lodgement type is sought.
For a quote, please get in touch with us with your development proposal.
No hidden extras or costs
- We offer a written quote for all lodgements.
- We also advise of all potential future application lodgements.
- Safe payment of fees via direct deposit.
- Australian owned and operated. You are dealing with people who live and work in NSW/Australia only.

Do you ensure my development will be approved?
Planning Portal Lodgements simply lodge information to the relevant council or certifier. We do not ensure that the development will be approved. We rely on the information you should already have and lodge this information on your behalf.
We do however ensure that the required information and documentation is submitted correctly and quickly. Planning Portal Lodgements will also advise where we believe that information provided is not suitable for lodgement or where other information or documentation is required.
We simply lodge applications on your behalf
- Discuss with your council or your certifier what is required and if what you propose is approvable.
- Provide information that is accurate and correct.
- Liaise with your other consultants to ensure all reports and plans are correct (such as your architect, builder or town planner).
- Note - we simply lodge the information you provide to us on your behalf!

How do I get the information to Planning Portal Lodgements?
Your documents can be forwarded to us through normal ways such as by email. We will then collate the information you provide and lodge it on the NSW Planning Portal. You can also post us electronic versions via USB or disc or we can get these directly from your builders, consultants, architects, town planners or certifiers.
Planning Portal Lodgements will also provide you with forms such as owner consent forms and other required information to assist in the lodgement.
What plans and documents are needed?
- Unsure of what is needed for a lodgement?
- Planning Portal Lodgements will provide you with a list of what is needed for each application.
- Ensure that you have checked the council or certifier on what they want/require.
- We simply lodge applications on the NSW Planning Portal on your behalf.

Who pays the Council or certifier?
The fees for approvals will be required to be paid by you directly with the council or certifier.
The council or certifier will advise of payments needed when an application is lodged and it usually can’t proceed further until these fees are paid.
Planning Portal Lodgements will advise of all payments required by you to the council or certifier when this is provided upon acceptance and lodgement.
Our fee is for the lodgement service on your behalf and all approval fees and other development fees are to be paid separately by you to the council or certifier.
We recommend that you contact council or your certifier directly before proceeding with the lodgement of an application so as you know the fees that will apply for their services.
What fees are usual for DA's and CC's or CDC's?
- Check with the council what their DA fee would be.
- When liaising with a certifier (or council as a certifer), a written fee proposal (certifier contract) is requried by law, so confirm that you have this.
- Other fees that apply commonly include Section 7.11/7.12 contributions, bonds and Long Service Levy.
- There are many fees that apply with development in NSW so be informed of these fees and charges by other agencies or council.
- Service provider fees are also common (such as Sydney Water) so don't forget these.

What if the application is rejected or more information is needed?
Planning Portal Lodgements will advise of any applications which are rejected or which require further information.
Where this is required, you would need to ensure that you comply with this request in the time frame required by council or the certifier, and we will re-lodge the information for you.
Applications are commonly rejected because not everything is provided
- Ensure you have all the correct and required information.
- Ensure that your information and reports are up to date.
- Some council's are more difficult than others (an obvious statement for some perhaps, but definitely true!).
- Time limits apply to many documents and reports (for example, BASIX Certificates are limited to 3 months).
- Our fees include all required re-lodgements up to determination of the application.

Do you prepare any information, plans or reports on our behalf?
Planning Portal Lodgements lodge applications and the information provided by you on your behalf. That is the service we provide.
We do not prepare or provide reports or documents for your application and rely that you already have obtained all the correct reports, plans, documents and information as required by council or your certifier for us to lodge on your behalf. Delays on getting this information and the lodgement of poor information will most probably result in rejection by council or a certifier (or even a refusal), so its important to ensure you have obtained all the correct information before you are ready to lodge an application.
Planning Portal Lodgements can however provide assistance in obtaining relevant reports and documents from other business and some of our other network clients that may be able to assist you including documents such as Statement of Environmental Effects, Waste Managment Plans, Clause 4.6 variation reports, DCP variation reports and National Construction Code - Building Code of Australia reports. Please contact us if you are after other reports or information that you need to obtain and we will see if we can assist you.
