Lodgements after approvals are obtained
There are a number of post approval lodgements that also apply for most developments under the NSW Planning Portal. Some other types of approvals and services are also listed here.

Principal certifier appointment (PC Appointment)
Appointment of your nominated certifier to oversee the construction works and to undertake the required critical stage inspections is known and the principal certifier appointment.
The PC appointment (also previously known as the principal certifying authority/PCA) also establishes who the builder is (either a licensed builder or an owner builder) and nominates when works are to commence.
Home warranty insurances (HBCF) for works to commence are also generally provided at this stage (or owner-builder permits) and lodged on the NSW Planning Portal.

Occupation certificate (OC)
Lodgement of the occupation certificate (OC) application with your certifier or council before you occupy or use your development.
The occupation certificate allows for occupation or use of the development and generally signifies the completion of the development.
The occupation certificate is in most instances an extremely important document to have.
The occupation certificate generally establishes the completion date of works and approvals, and is now used for matters such as bank mortgages, land sales, conveyancing and even for insurance purposes.
The occupation certificate is now known as a whole occupation certificate (for full completion of a development) or a part occupation certificate (where part of a development is completed).

Subdivision certificate and Subdivision works certificate (SC)
The lodgement of a subdivision certificate (SC) application for all newly created allotments of the subdivision of land (Torrens, Strata and Community Title). A subdivision certificate authorises the registration of the plan of subdivision of lodgement with NSW Land Registry Services.
A subdivision works certificate is a certificate to the effect that states subdivision work completed in accordance with specified plans and specifications will comply with the requirements of the regulations. Its ususally required when a subdivision needs construction works such as roads and drainage. They were also previously commonly known as engineering construction certificates.

Other NSW Planning Portal applications
The NSW Planning Portal has many other application types including modification of applications, planning information certificates, building information certificates (BIC applications for unauthorised works), tree permits, septic tank approvals and Road Act approvals. Most dealings with councils or other government authorities can now only occur through the NSW Planning Portal.
